The text traces a chronological lineage of leases from landowner Miss Ellen M. H. Purcell to tenant Joseph Mintern, its subsequent sub-leasing to Capuchin Franciscan friars Cherubini Mazzini, Nicholas (Maurice) Murphy, and Bernard (Joseph) Jennings, and a £600 absolute interest buyout by trustees Fr. Matthew O’Connor, Father Paul Neary, and Anthony (John) Travers. It records a final 21 May 1895 Indenture of Conveyance, where Miss Purcell sells her absolute fee simple estate—consisting of 55 acres of land and a dwelling house, alongside a 3½-acre plot known as Bare Wood—to the priests for £1,450. The record concludes with a mutual land exchange agreement accompanied by a hand-coloured surveyor’s map scaled at twelve inches to a mile; the map utilizes pink watercolour washes to delineate the primary 55 acres (Plots No. 1 and No. 2) acquired by the friars, and blue wash to identify a 1½-acre field (Plot No. 3) transferred back to Miss Purcell to settle estate boundaries against neighbouring lands.
