Legal indenture executing a lease agreement between Eliza Maria Harris Purcell and Joseph Mintern. The document outlines the transfer of approximately eight acres of ‘wild, hilly, and unrepresentable’ land situated on the old Rochestown-Monkstown Road, five miles outside Cork City. It dictates a financial consideration sum (including a yearly rent of £63), detailed covenants regarding rent payments, land boundaries, agricultural usage restrictions, and maintenance of structures. Eliza Maria Harris Purcell was a major landowner associated with Wickham House, County Cork. Joseph Mintern was a prominent local shopkeeper, merchant, and shipowner based in Passage West, County Cork. In January 1873, prior to the finalization of this formal indenture, Mintern had reached an agreement to sub-lease a portion of this property (Brook Lodge) to the Capuchin Franciscan Order, represented by Fr. Cherubin Mazzini OFM Cap., facilitating the foundation of the Rochestown Friary.
