Indenture of mortgage formalizing a property-secured loan between Joseph Mintern, a shopkeeper of Passage West, County Cork (Mortgagor), and Thomas Mannix Aherne, a Medical Doctor of Cork City (Mortgagee). Reciting a foundational Indenture of Lease dated 2 July 1863 where Ellen Maria Harris Purcell granted Mintern a 900-year term at a yearly rent of £43 sterling in consideration of a £200 fine, this deed transfers Mintern’s interest in the 55-acre tract of the lands of Rochestown, Parish of Carrigaline, Barony and County of Cork, including a newly erected dwelling house, to Dr. Aherne. The assignment serves as security for an advance of £200 sterling and includes a strict redemption proviso rendering the deed void if the principal is repaid by 1 November 1871 with interest at 6 percent per annum, featuring contemporary legal cursive hands, marginal section markers (‘Proviso for Redemption’, ‘Covenant to Pay’), and page numbering placeholders.
