The lease recites an earlier lease (dated 31 Aug. 1855) from Frances and Grace Blair to Fr. James Lewis O’Reardon [var. Louis O’Riordan] and Fr. John Laurence O’Flynn of the ‘gateway and yard formerly held by Humphrey Semple and the house at present occupied by Thomas Aylward … and the plot of ground in the possession of the said Rev. John Laurence O’Flynn which said demised premises are situate in Walkin Street in the parish of Saint Mary, City of Kilkenny … forever at the yearly rent of £6’. Denis Thaddeus Field OFM Cap., Capuchin Friary, Kilkenny, of a dwelling house and premises situated on Walkin Street. The deed recites that Kate Horner (died 17 Aug. 1933) was possessed of premises on Walkin Street held on a monthly or weekly tenancy from the Corporation of Kilkenny. Mary Deegan, as Kate Horner’s executrix, agrees to sell the deceased’s interest in the premises subject to the payment of rent and the performance of the tenant’s obligations for £100. Seraphin Thomas Nesdale OFM Cap., Father Mathew Quay, Cork, of the residue of leases dated 4 Dec. 1844 (see CA HT/2/1/1/4) and 1 Mar. 1845 (see CA HT/2/1/1/6) in consideration of £1,000. 20 Mar. 1951. With declarations, searches, solicitors’ correspondence and related records re the claims of the Capuchin friars to title on Seward properties on Charlotte Quay (later Father Mathew Quay) and on Queen Street (later Father Mathew Street). The file includes the correspondence of M.J. Hogan & Sons, solicitors, 50 South Mall, Cork, regarding efforts to trace Alicia Louisa Seward’s title to the aforementioned properties. Assignment from the Munster Bank Ltd. (the vendors) to Fr. Simeon Gaudillot OSFC (1836-1910), Fr. Nicholas Maurice Murphy OSFC and Fr. Bernard Joseph Jennings OSFC, Charlotte Quay, Cork (the purchasers) of the residue of a lease dated Oct. 1781 (see CA HT/2/1/2/4) of premises on Charlotte Quay in consideration of £2,500 – £500 to be paid immediately with the remaining sum to be paid in ‘five instalments of £400 each within five years from the date hereof with interest’. With a deed of covenant from the Bank indemnifying the purchasers in respect of any legacies, law suits, equity claims and demands arising out of the will and codicils of William Clarke on the said premises. The file also includes a copy memorial of an assignment from Fr. Seraphim Van Damme OSFC and others to Henry Sutton Noblet, solicitor, 25 South Mall, Cork, of the residue of the aforementioned lease in consideration of £20 (dated 1882).

Assignment of Patrick Regan, North King Street, baker and corn merchant, to Fr. Lawrence Gallerani OSFC, Provincial Minister of the Capuchin community, Fr. Daniel Patrick O’Reilly OSFC, Vicar of the said community, and Fr. James Edward Tommins OSFC, who jointly act as trustees for the Church Street community of friars. The deed notes that all the properties and interests of Patrick McDaniel and Richard Lynch as recited in the above-noted leases of 1 Jan. 1796 and 1 Sept. 1829 (See CA CS/2/2/4/2 and CA CS/2/2/4/5) are vested in Patrick Regan who agrees to assign the un-expired residue of the terms of these leases to the Capuchins. In consideration of £350. A portion of this purchase money (£300) is to be paid on the execution of the abstracting deed and the remaining £50 is to be paid within five years. The properties on North King Street are now known as nos. 49 and 50. The assignment also refers to a yard between Patrick Mathews’ holding on North Brunswick Street and the aforementioned Patrick Regan’s holding on North King Street ‘upon which he has erected a bakery and bakehouse ... being the entire premises comprised in an indenture of lease of the 13th day of June 1856’.
